    Average $ per square foot is deceiving, Mark. In Venice most of these recent sales are on property value with an eye on flips. 90292 houses are on average 1,500 sq. ft. bigger than their 90291 counterparts. Moreover, as of today, RedFin has SFRs in 90292 @ a $2.8m average, compared to only $2.1m for 90291.

      Sure, I accept that those are factors. It’s not clear, without looking at more data, whether those factors alone would drive such a large disparity in $/ sq. ft. Anecdotally, I would say that Venice is perceived as more desirable among an affluent, younger demographic (which will become more important as Silicon Beach continues to evolve…check Google/YouTube stock this week..;-)).

    Average per sq ft. 90292 = $610
    Average per sq ft 90291 = $907

    Don’t know benefit and it will be costly to individuals and businesses that have zip code on their stationary and advertisements.
